Dear Mr. Rayford,

Sorry about not getting back to you sooner.
We have spoken by phone. I own a lot next to yours at 3714 Roosevelt in Indianapolis, near Station St. And near Sherman. It's a vacant lot 20 feet wide just east of yours. You've agreed to buy it, I've agreed to sell it.
Just at the moment I don't have the parcel number and legal description handy, but the above is sufficent to identify it for the purposes of the sale.
The terms we agreed to are $1000, payable in 7 monthy installments of $150. The extra $50 covers interest and closing costs.
Please sign the sales agreement below and mail it back to me with your first payment.
I will use your first payment to catch up any back taxes, and will make sure the taxes are paid up
when we transfer the deed once you are paid in full. The deed will be a quitclaim deed, which is how I received title from the city.
I suggest you pay by check and keep the cancelled checks as your receipt, or include a receipt and envelope with you payments that I can mail back to you.
My permanent address is 227 N Temple 46201. I'll probably be staying in Milwaukee most of the time. If you ever lose touch with me, my lawyer is Mike Caudill at 156 E Market and would know how to reach me.
Not part of the above agreement, but you mentioned something about would I want to donate any land to your church. I have, or had, a few vacant lots in the 2300-2400 block of Gale which I might be willing to donate if you want them. I was planning on giving them to Martin University. They are encumbered by weed leins, but Habitat for Humanity might be able to help us get those lifted.
We could talk more about this if you have any interest. As to weed liens, I do need you to keep the Roosevelt property mowed and clean during the purchase period.

Sales agreement:
This is a contract for the sale of real estate in Marion County Indiana, specifically a vacant lot just east of your property in the 3700 block of Roosevelt, 20 feet wide.
Benjamin Rayford agrees to buy it; Robbin Stewart agrees to sell it.
The sales price is $1000. The terms are $150/mo for 7 months, beginning on the date this agreement is signed. You are free to pay off the balance sooner at any time, at which point I'll get you a deed within 30 days, or if you let me know in advance, at the time of payoff. You are free to record this agreement for your protection, at the marion county recorders office in the city county building, if you wish to do so. If the full $1000 is not paid, any partial payments are considered rent.
